The prototype "Everingham Rotating House" is located near Wingham, NSW, Australia and was completed in 2006. It primarily consists of steel and glass. The rotating platform for "Around The Sea" is based on the original prototype, but with a number of design changes to adapt to site conditions (e.g. snow load, wind, salt air) and the use of a Deltec Home, which primarily consists of wood. The rotating platform was manufactured in Newcastle, NSW, Australia and was shipped as individual pieces that were assembled on site.
Thousands of Deltec Homes have been erected around the world since 1968. They manufacture panelised building systems that can be assembled quickly and easily on site. The clever engineering of a Deltec home removes the necessity of internal load-bearing walls so home owners can design the layout of each floor as they wish! Their design provides superior protection against high winds - best demonstrated by Deltec homes that avoided any structural damage during Category 5 Hurricane Katrina in 2005. "Around The Sea" is a two-storey Vista, which has 2500 sq ft per floor.
Unlike the prototype, the platform for "Around The Sea" is set in a basement to protect it from elements such as salt air and snow. The round basement wall was constructed using insulated concrete forms (ICF's) and the exterior side was sprayed by Maritime Rubberized Coatings to prevent water from penetrating the foundation. Metaltreat was applied to the steel pieces to help prevent corrosion. This lanolin-based Australian product penetrates the metal and provides continuous corrosion control. DecTec, a water-tight membrane, will be applied on the lower deck to prevent water from entering the basement and on the upper deck to help keep the engineered cantilever deck structure dry.
With coastal exposure, it was important to choose windows that could withstand the elements. The sash and frame of Polytech's Tilt-and-Turn windows are double weather-stripped, steel reinforced, and has compression seals and a multi-point locking system to make the windows among the strongest on the market, with the highest test results for air infiltration, water leakage, and wind load pressure.

A round home is more energy efficient than a conventional rectangular home because there is less dead space (i.e. corners) for cold air to collect and there is less drafting because the wind diffuses around the building rather than catch a large solid wall. A round home also has design benefits such as reducing the need for hallways and maximising exterior views. Around The Sea is having its exterior and interior designed by Zara Interior Design Inc.
